美聯: H按息率跌穿封頂位超過一個月 一二手成交量增逾2成 X

<匯港通訊>       自5月初起，1個月香港銀行同業拆息大幅回落，不僅減輕以H按供款業主的供樓負擔，亦提振樓市氣氛，為樓市注入了正面動力,無論一手新盤抑或二手住宅交投均錄得顯著上升。

美聯物業首席分析師劉嘉輝指出，據美聯物業研究中心綜合<<一手住宅物業銷售資訊網>>資料及市場消息，自5月8日H按供款跌穿封頂位(目前3.5厘)至6月16日的40日，全港一手成交量合共錄2414宗，較前40日(3月29日至5月7日)的1979宗上升約22%。

二手方面，綜合美聯分行資料顯示，全港35個大型屋苑於過去6周(5月5日至6月15日)合共錄442宗成交，較前6周的365宗亦增加約21.1%。若拆息持續維持低水平，「供平過租」現象越趨普遍，加上關稅戰降溫，有利本港樓市氣氛，料會吸引「租轉買」用家及長線投資者入市，有望帶動住宅市場交投趨活躍。(JJ)
